How to Help Your Dog Adjust After a Move

 

Dogs are like most beings in that they crave routine and familiar surroundings. An abrupt change such as a move to a new residence will likely affect them, and they may start exhibiting signs of nervousness and fear. Here are a few tips for new homeowners looking to ease their pup into his new environment.

It’s normal for a dog to seem uneasy for a short period of time after a big move. To make the transition as smooth as possible, immediately put out his belongings so he knows he’s at home. Place his bedding, as well as food and water bowls, in similar places where they can easily be found. Don’t throw out any worn or smelly toys just yet, as your dog’s favorite familiar possessions will make him feel comforted and calm.

Also be sure to use organic fertilizers and weed killers on your lawn or garden as they can otherwise be quite toxic.

By making your backyard a place your pup will love spending time in, you will lessen the chance he is tempted to hatch an escape plan. Provide a shelter and access to water as well as other activities to keep him occupied and protected from the elements. You should also clear clutter or debris where dangerous animals like to congregate and check around the fence to make sure there aren’t any areas where he could dig through or jump out.

Should a lack of a down payment stop you from buying a home?

Many people we have talked to mention that their #1 obstacle in buying a home is based on not having a down payment.  Many are pleasantly surprised when I tell them about programs available that can help them with their down payment.  The 2 main programs can help someone buy a home with zero percent down to Half a Percent Down.  Current FHA down payment requirements are 3.5% and conventional loans are at 5%.  If you were to buy a home without utilizing a down payment assistance program for $200,000, the down payment would be $7,000 to $10,000.  With a grant, the down payment would be zero down to $1,000 down.

The next question is how do I qualify?   This brings up reason #2 that most people do not buy a house.  A 640 FICO score is the starting point for assistance and 580 if you have your own down payment.  A lender can be a good source to determine where you stand and if need be, what you need to do to buy a home.  Many people I talk to who are not able to buy a home would have been in a different position today if they had followed a credit plan 6 months ago.

When is the right time to buy a home?

 

The number one question I get from prospective buyers is, “When is the best time to buy?”  “Now!” is the answer I give to my clients. The reason for this is because we don’t really know what the future will bring, and you can only rely on current market data which, although useful, is not a crystal ball.

Right now, interest rates are very low, and although home prices have gone up over the last year and a half, there is still plenty of affordable housing left for most people. With home loans easier to obtain, now is the perfect time to find that perfect home. With all the talk of the “shadow inventory” that never materialized, there is no reason to think that prices are coming down anytime soon. Could it happen?  Sure. One thing the last few years have taught us is to expect the unexpected!

Let’s talk about what factors you should take into consideration when figuring out if now is the time for you to buy a home.

  • Do the advantages of buying outweigh the advantages of renting? There are instances when the cost of ownership can be greater than renting. Talking with a real estate or mortgage broker professional will help you determine which option is the most advantageous for you.
  • Are you prepared for the prospect of maintenance and repairs for apply your new home? Does your current schedule allow you time to take care of things such as mowing the lawn, pulling weeds, etc.?
